Plan builder
The same engine behind the 150-house plan, running on numbers you type. Nothing is filled in. Every year is checked against the red, amber and green rules, and the plan is rerun under eight stress tests. Hypothetical, not guaranteed.
How the engine works
- Each year: pay is saved, net rent comes in, loan payments go out, and a rough tax is paid on rental profit.
- While building: rehab-and-refinance deals first (bought for cash, refinanced at 75% of value), then ordinary purchases with the down payment entered. A house is bought only if rent covers the payment, taxes and insurance by the coverage entered.
- Reserves are held back before any purchase. After the standard-loan limit, the rental-income loan rate applies.
- From the payoff age: no buying; all cash above reserves pays the highest-rate loan first. Once debt-free, houses are bought for cash up to the goal.
- The yearly gate uses the thresholds on the controls page: red if portfolio coverage is under 1.2, loan-to-value is over 75% or cash falls below the reserve policy; amber at 1.35 and 65%.
- The fictional example turns red in several early and late years. That is the controls doing their job: the purchase screen alone is looser than the portfolio rules.
