Questions and answers
Can a 30-year mortgage really be paid off in five years?
Yes, with enough money from outside the paycheck. For $300,000 at 6.5%, it takes about $3,974 a month on top of the payment, or large one-time amounts. See the math.
What does 'without paying more from income' mean here?
The payment made from wages stays the same. Extra principal comes from assets you already own, bills that shrink, new cash flow such as rent, family help, or lower rates.
Is anything here guaranteed?
No. Every result is hypothetical. Rates, tenants, markets, programs and family plans can change.
Where do the calculator's numbers come from?
Only from what you type, taken from the client's fact finder. Nothing is filled in for you, and you can change any number.
Why does the calculator check its answer two ways?
A month-by-month count and an independent formula must agree before a result shows. If they do not, it says so instead of showing a wrong number.
Is velocity banking a shortcut?
Rarely. Running the same surplus through a line of credit usually costs more interest than paying it straight to principal. Check your own numbers.
Should I always pay the house off first?
Not always. Keep an emergency fund, pay costlier debts first, and keep needed insurance.
Does a recast cost anything?
Usually a small fee. Ask the servicer for the minimum principal payment it requires.
Will extra principal go to the right place?
Tell the servicer in writing to apply extra money to principal, and check each statement. Servicer audit.
Do any strategies sell investments?
A few. Those show the education-only securities notice. Nothing here is an offer or recommendation.
Why are some strategies marked 'moves the debt'?
Borrowing to pay the mortgage does not erase debt; it moves it. Those are labeled so they are not mistaken for a real payoff.
What was left out on purpose?
Practices that are risky, misleading or illegal. See the list.
Do I need a CPA or attorney?
For any tax, sale, gift, lease, easement or business strategy, yes. Each strategy page lists free help.
Where can I get free help?
HUD-approved housing counselors, IRS free tax help, your state insurance department and the other links on the sources page.
Can renting my home affect taxes when I sell?
Yes. Living there 2 of the 5 years before the sale keeps the home-sale exclusion, but depreciation from the rental years is taxed.
What if a strategy depends on tenants or markets?
Plan without it first. Add it in the calculator as a separate field so you can see the date with and without it.
Is this website tied to any company or product?
No. It names no carrier, company or product, and nothing on it is a sales offer.
Can I print it?
Yes. Each page prints cleanly, and the full strategy guide PDF is included.
Are the links current?
Every source link was opened and checked in October 2026. Agencies sometimes move pages; the agency's site search will find them.
Does my information leave my computer?
No. The calculator and finder run in your browser and send nothing anywhere.
