Level 1 says what to do. Level 2 says how to do it, stage by stage. Level 3 keeps it safe and funded. Level 4 builds the network of people who make it work, so every side gains. A monthly feedback loop ties all four together.
Level 1: Strategies
What to do. 107 cited ways to pay a mortgage off sooner, 34 sequences, the finder and the calculator.
How to do it, stage by stage. Seven stage gates from first house to hand-off, seven operating engines, a weekly-to-yearly rhythm and a plan engine that runs the client's own numbers.
How to do it safely, and how to fund it. Red, amber and green thresholds, approval limits, separation of duties, account structure, plan-versus-actual reviews, and a financing design for each stage with a debt ladder and refinance tests.
Who to do it with, so everyone wins. Twelve relationship designs where each side gains, a scorecard for every partner, the legal lines that cannot be crossed, governance and succession, and running many client plans at once.
Plan. Every client plan starts from the client's own fact-finder numbers. The client can change any number at any time; the plan reruns.
Do. The operating engines run the work: deals, rehabs, leasing, maintenance, collections, books and data.
Measure. Each month, actual houses, debt, net rent and reserves are compared with the plan for that age (the plan-versus-actual tool on the controls page).
Gate. The same red, amber and green rules decide the next move: green keeps buying, amber holds the next purchase until the gap is explained, red stops buying and starts a re-plan.
Re-plan. Assumptions that proved wrong are replaced with the client's real results. A short written review is kept after every deal and every red month, so the next plan starts smarter.
Running many client plans
The same system, used by an advisor for many clients at once.
One registry of plans. For each client: plan version, date, the inputs and who entered them, current gate color, next review date. No client names on any public page.
Same rules for every plan. The thresholds on the controls page apply to everyone, so plans can be compared fairly.
Consent and ownership. The numbers belong to the client. They are used only for that client's plan, changed only by the client or with the client's say-so, and never filled in with sample or made-up values.
Review rhythm. Red plans reviewed this month, amber plans this quarter, green plans each year.
Learning across plans. What breaks most often (rehab overruns, insurance jumps, vacancies) is tallied without names and fed back into the default stress tests.
Escalation. Anything that touches securities, lending licenses, legal disputes or tax filings goes to the licensed professional, in writing.
Hypothetical, not guaranteed. Educational only. Not legal, tax or investment advice. Confirm every rule with a licensed professional in the state where the property is.
